1. Select a Project
Choose a property available through the CoHousing program and indicate your interest in purchasing a specific unit within it.
2. Sign the Contract
Sign a purchase agreement for the property under the CoHousing program and make the first payment for your unit.
3. Construction and Occupancy Permit (Act 16)
During the design and construction phases, you’ll receive regular updates on the project’s progress. Upon completion, you’ll receive your property with an occupancy permit (Act 16). Due to the nature of the program and the fact that the CoHousing price is close to the property's actual cost, the second and final payment is made upon receiving the construction permit.

If there is an unexpected increase in the cost of construction materials, the difference will be reflected in the prices of the remaining properties intended for sale at free market prices.
5. When Will the Buildings Be Completed?
A timeline for the execution of each project is prepared, with the deadlines for design and construction included in the contract. Due to the nature of various administrative procedures, there may be slight deviations from the initial schedule, and clients will be promptly informed about any changes.
6. Can I Exit the CoHousing Program?
The CoHousing program allows for this possibility through what is known as a "replacement party." In this case, the contract is terminated, and the program participant receives a refund of the funds they have paid.
7. Can I Sell My Property After Purchasing It?
One of the opportunities provided by the CoHousing program is to invest in real estate with the goal of subsequent resale and achieving a good return on investment, which can range from 50% to 100%. What are the maintenance costs for the property after Act 16?
In cases where a real estate property is purchased in a complex of buildings, the maintenance cost is specified in the CoHousing agreement, which varies according to the class of the property. If the real estate property is in a standalone building, the maintenance cost is determined by the homeowners' association after the building is put into operation – Act 16.
